Demirtas, Alanya Property: Quiet Coastal Value Near Gazipaşa Airport

March 26, 2026|4 min read

Demirtas is one of the quieter eastern districts of Alanya, and it usually comes up when buyers want lower prices than Mahmutlar or Kargicak.

It’s further out, less developed, and more local in character. That makes it less convenient in some ways, but also one of the few places where coastal property is still relatively affordable.

Quick facts

  • Feel: Quiet, lower density coastal district with a more local atmosphere
  • Who it suits: Budget conscious buyers, long term owners, and buyers prioritising airport access over nightlife
  • Typical property: 2+1 apartments in mid rise complexes, plus some villas and detached houses
  • Price band: Generally lower than Mahmutlar, with newer apartments often starting in the low to mid €100,000 range
  • Airport: Gazipasa-Alanya Airport around 15 minutes away

Where Demirtas sits

Demirtas is located on the eastern side of Alanya, beyond Kargicak and closer to Gazipasa.

The area is spread out between the main highway, the coastal strip, and the older inland village core. Compared to the busier districts closer to central Alanya, Demirtas feels much quieter and less built up.

What you're really buying

Property in Demirtas is mainly about value.

For buyers searching for property in Demirtas, the main advantages are:

  • lower prices than the central and eastern Alanya belt
  • less density
  • proximity to Gazipasa Airport

Most active listings are in newer mid-rise projects near the coast, often with pools and standard shared facilities. Older housing closer to the village core can be cheaper, but quality and legal details vary more.

Living in Demirtas

Life here is simpler and quieter than in Mahmutlar, Oba, or central Alanya.

There are basic local services, but the district is not fully built around foreign buyers or short term tourism. Many residents rely on Gazipasa or Alanya for larger supermarkets, hospitals, and other everyday needs.

In winter, the area becomes noticeably quieter, and some buyers may find it too limited for fulltime living.

Rental and investment reality

Demirtas is not a strong short term rental market.

Tourist demand is limited, and rental returns are generally lower and less predictable than in more established districts. Long term rental is more realistic than holiday rental.

This makes Demirtas more suitable for buyers who are thinking long term, rather than expecting immediate rental performance.

Getting around

Gazipasa-Alanya Airport is around 15 minutes away, which is one of the area’s biggest advantages.

Alanya centre is roughly 30 minutes by car in normal traffic. Public transport exists, but for daily convenience, most residents benefit from having a car.

Who it's for

Demirtas suits buyers who:

  • want lower entry prices on the coast
  • prefer quieter surroundings
  • see airport access as a practical advantage
  • are buying for personal use or long term holding

Who should look elsewhere

If you want stronger rental demand, more infrastructure, or a more established foreign buyer market, Mahmutlar is usually the better choice.

Demirtas works best for buyers who are comfortable trading convenience for price and are happy with a quieter, less developed setting.
